Where I would starts is really diving into the data inside of that city.
There'll be two phases to this so first is the data.
I'd go into Listsource. I'd go into public data and really find out where inside of that city properties are selling.
That will leave you some clues onto where you possibly want to buy.
The second part would be to contact an agent and see if they can pull data on their side on where investors are buying, where these properties are being listed.
Start to build out that buy box of what makes sense.
