Upon completing this course, you'll possess essential financial modeling concepts and basic Excel skills. You'll gain proficiency in building simple real estate financial models in Excel. Let's delve into the content of this case study: This case study revolves around a real estate private equity firm, Thanos Capital, with target returns of a 20% Internal Rate of Return (IRR) and a two times equity multiple. Your task is to assess whether acquiring a large office asset in Paris, as presented in the case, meets these target returns. Your boss requires a quick and flexible financial model but with no complexity. The assumptions for this model are relatively straightforward and do not include taxes, structure costs, rent-free periods, or additional void periods. The core question is whether Thanos Capital can pay the vendor's asking price of EUR 90 million while achieving the target returns.
